THE POND BLUFF PROJECT RENOVATION

General Scope of Project:

These clients came to us with an exciting and challenging proposal.  They bought a home in the exact area they wanted to live in, even though they did not particularly like the home.  They bought this home with the intention of renovating within a few years.  They didn't particularly like the way the existing home looked and were not happy with the design itself.  There were many areas that needed addressing; too many to list here.  We discussed several options, one of which was leveling the house and starting over.  That idea was eventually removed from the table and we proceeded to redesign the entire home around the existing structure, trying to incorporate as much of it as possible.  As you will see from the photos, there wasn't much left of the original plan when we were finished.

Modifications per level:

Lower Level

Several existing perimeter walls remained

Covered entry was enclosed

    Front door was moved forward

Front porch added

2 car garage added

Added gable to front of garage

    Increased garage door to 18'

Added veranda to rear of house

Removed existing stairs

    Added new stairs in foyer

Family room volume ceiling was floored in

Master bedroom became rec. room

    Current master bath removed

    New bath in rec. room

Living room enclosed as closet

Removed step down into family room

    Windows replaced with doors

Existing screened porch was enclosed

    Removed doors in nook

    Created cased opening

Enlarged/extended laundry room

Kitchen renovated - new cabinets, etc...

Second Level

Plan has gone from a story and a half structure to a two story structure.

Entire new second floor as shown in plans.

Before:

First Floor = 2040 sq. ft. Living

Second Floor = 1390 sq. ft. Living

Total = 3450 sq. ft. Living

Garage = 684 sq. ft.

After:

First Floor = 2385 sq. ft. Living

Second Floor = 3113 sq. ft. Living

Total = 5498 sq. ft. Living

Garage = 1469 sq. ft.
